Home Reach is a licensed real estate brokerage. Our agents act as:
  • Seller’s agents, buyer’s agents, dual agents, or designated agents as disclosed in writing and in compliance with state law.
  • Facilitators of real estate transactions including buying, selling, leasing, and property management when applicable.

We do not guarantee the sale, purchase, or leasing of any property, nor do we warrant the condition, value, or suitability of any listed property.

4. Client Responsibilities

  • You are responsible for verifying all property information, including square footage, lot size, zoning, HOA rules, and school districts.
  • You must disclose all known material facts if selling a property.
  • You agree to cooperate with scheduled showings, inspections, appraisals, and closing procedures.
  • You are responsible for obtaining and paying for any required inspections, surveys, or reports unless otherwise agreed in writing.

5. Compensation & Fees

Real estate commissions are negotiable and will be disclosed in writing prior to any agency relationship. Typical compensation structures include:
  • Listing commissions paid by the seller at closing.
  • Buyer agent commissions typically paid by the seller or listing brokerage via cooperative compensation (subject to change per local MLS rules and NAR settlement guidelines).
  • Administrative, transaction, or brokerage fees as disclosed in advance.

6. Intellectual Property

All content on our website, including but not limited to photos, virtual tours, text, logos, and listing data, is owned by Home Reach or licensed to us. You may not:
  • Copy, reproduce, or distribute listing photos or descriptions without permission.
  • Use automated systems (e.g., scrapers, bots) to extract data from our website.
  • Remove watermarks or copyright notices from images or media.

7. Third-Party Listings & MLS Data

Property listings may originate from the Multiple Listing Service (MLS) or third-party sources. We strive for accuracy but are not responsible for errors, omissions, or changes made by listing agents or data providers.

IDX (Internet Data Exchange) displays are subject to MLS rules and may be delayed or incomplete.

8. Limitation of Liability

To the fullest extent permitted by law, Home Reach, its agents, employees, and affiliates shall not be liable for:
  • Any indirect, incidental, special, consequential, or punitive damages.
  • Loss of profits, data, or business opportunities.
  • Errors or inaccuracies in property information provided by third parties.
  • Decisions made or actions taken based on information from our Services.

9. Indemnification

You agree to indemnify and hold harmless Home Reach and its agents from any claims, losses, or damages arising from your misuse of our Services or violation of these Terms.

10. Termination

We reserve the right to terminate or suspend your access to our Services at any time, with or without cause or notice, including for violation of these Terms.
